Project Insight - Arboleda Villas


Speaking with Taylor Cox, a partner in Real Capital Solutions, I wanted to find out more about the ‘Arboleda’ villa project and see where he felt this fitted into their growing portfolio of developments.

He explained how “the concept was to maintain quality and deliver a well-designed, new build modern villa project in a great location with good access – and all for under €1million…”

As Taylor confirms, “We found that in order to buy a new villa on the coast you needed €1.2 - €1.3million. So when we designed the ‘Arboleda’ homes we had this in mind and while we were always looking to maintain the qualities and finishes we wanted to deliver contemporary villas under €1 million with liveability in a great location close to Marbella for both second home owners as well as owners who were looking to spend the majority of their time living here in Spain as a primary residence”.

All the villa types available in Arboleda are open plan in design using all natural coloured materials and comprise of 3 & 4 bedroom models with spacious rooms and large basement areas providing an open canvas design – Options include 4 property models with different layouts named ‘Esencia, Tierra, Petalo & Semilla’.

Robles Díaz Arquitectos were the architects on the project and Francisco Robles explains, “Being part of a community whilst retaining individuality – this is what I envisioned for Arboleda. Providing different types of villas allows diversity in size, style and use, whilst all of them have elements in common to unite.”

The surprise is being able to offer such a high end product, at this price point, in this location without any compromise on the overall finish. It must have taken careful planning when you consider its proximity to Puerto Banus and Marbella.

Location - The project can be found in the area of ‘Atalaya’ at the start of the Benahavis Road before you arrive at the 36 hole golf club of the same name and only a short walk to the Diana Park Hotel where you can also find the El Campanario Clubhouse set halfway between the exclusive marina locations of Estepona & Puerto Banus.

In fact, the location is walking distance to many amenities, including an abundance of golf courses, restaurants, sandy beaches, schools and shopping facilities. Heading just inland you will find the Benahavis Village that also offers stunning countryside walks and outdoor leisure activities.

The 11,000m2 plot sits inside a forest of trees in Atalaya, west of Marbella. It borders over 500,000m2 of protected woodland that is allocated as "zona verde", therefore providing a truly unique parkland backdrop in a coastal location.

All units come with private pools with salt water systems, alarm systems, underfloor heating throughout, large glass doors and aluminum windows with glass, wood and marble finishes on the floors and walls, Siematic kitchens with high end fittings in bathrooms. Alarm systems as standard. There is also a car port driveway for 2 cars.

The construction is to be carried out by the Atlas Group with a build schedule of 18 months from now with the license in place and ready for a completion for September 2018.

In Summary - Most attractive and well thought out and I think this project offers something unique for buyers looking for more permanent living and with 4 villa types to choose from there will be something appealing to all, especially with the planned amount of space provided for storage that many much larger villas do not even offer… The house designs are very appealing both aesthetically and in a practical sense with a good use of materials blending nicely with the surroundings that combine for a winning community.
